When letting property it can be difficult to keep track of any alterations that tenants may undertake to the electrical installation without the knowledge of the Landlord or Managing Agent. Whilst this may have been carried by a competent electrician in most cases the work will be DIY and of a poor standard.

Electrical installations in let property are also often subject to misuse, damage, vandalism and inconsistent maintenance which in turn lead to the most common faults resulting in hazardous installations in rented property. Examples of such faults are damaged sockets, faulty light fittings and switches, missing blank covers on circuit boards and overloading of circuits.

Whilst it is imperative that regular Periodic Electrical Inspection Reports are carried out in accordance with The Electrical Safety Council's guidance, annual Visual Electrical Inspections (carried out at the same time as PAT Testing where necessary) can be a useful measure of monitoring the condition of and any alterations to the electrical installation.

The report includes observations on both main and supplementary bonding, the consumer unit and adequacy of RCD protection, lighting points and switches, sockets, cooker and immersion heater circuits, smoke alarms etc.
